How fast can I move in?

How does the process work?

It's simple: apply, get approved by both PadSplit and our host team (usually the same day), pay your first week's rent, get your door code, and move in!

What happens after I'm approved?

You pay your first week's rent to lock in the room, then get your move-in details and door code. From there you can move in right away — most homes are ready immediately.

What does it cost to move in?

$19 to apply, then your first week's rent, plus a move-in fee if that host charges one. The $19 is refunded if you're not approved. There's no security deposit. When a host charges a move-in fee, it's often around $100 and it's shown on the listing.

How does payment work and when is rent due?

Rent is paid weekly, in advance. Your first week is due when you move in, and after that it's charged automatically on the same weekday each week through PadSplit, using a linked bank account or card. Utilities and WiFi are included, so there are no separate bills.

Can I pay monthly?

Rent is billed weekly, in advance — that's how our billing works, so there isn't a monthly option. Your first week is due when you move in, and after that you're charged automatically on the same weekday each week. If weekly doesn't fit your schedule, you can ask us about paying bi-weekly instead.

Can I find a room with no move-in fee?

Some hosts charge a one-time move-in fee and some don't. This search lists homes where at least one room has no move-in fee. That does not mean every room in the home is fee-free. A featured room with a No move-in fee badge has no host move-in fee.

Are there any other fees or hidden costs?

Your weekly rent covers the room, all utilities, and WiFi. Up front you pay the $19 application fee and your first week's rent, plus a one-time move-in fee if that host charges one. Some hosts don't. Optional extras like double occupancy cost a little more.

What do I need to get approved?

What are the house rules?

House rules are on each listing. Typical rules: residents in the house only (no guests), smoke-free indoors (step outside to smoke or vape), and quiet hours from 9 PM to 9 AM. Keep shared spaces tidy, wash your dishes right after using them, bring your own basics like toilet paper and soap, treat the home with care, and be a good neighbor — sort things out kindly and report anything that needs fixing. Can I have guests or overnight visitors?

No — guests aren't allowed in the homes at any time, day or night. Everyone living there is vetted and background-checked, which keeps the community safe and comfortable for residents.
